The Inspection
A home inspection is a visual examination of the accessible building components including the structure, roof, interior, exterior, insulation, and electrical, heating, cooling, and plumbing systems. The goal is to identify major problems which would be costly to repair or affect your decision to purchase the home. We also estimate the age and condition of costly systems which need periodic replacement such as the furnace, air conditioner, and roof even if they are currently in good condition. This allows you to budget accordingly.
We recommend that you accompany us during the inspection; It's a great learning opportunity. As the inspection progresses we will explain the conditions we discover, answer your questions, and show you where important controls such as the electrical panel, water shut-off, and so on are located. A typical inspection takes 2 1/2 to 3 hours for a home of approximately 2,500 square feet.
At the end of the inspection we will summarize our findings and follow-up with an online report within 24 to 48 hours. Our online report allows us to include photographs of conditions of concern, narrative comments of the conditions observed, and links to more detailed online information if you need it.
Some firms tout the fact that they provide you with their report at the end of the inspection. These are invariably generic check lists of conditions typically encountered, not the conditions actually encountered. Some also include a binder of material describing these typical conditions but, of course, 90% of this material doesn't apply to your home. We frustrated ourselves with these reporting systems before going online.
Our inspection provides you with an unbiased, independent assessment of the home you are considering. The knowledge gained helps reduce the risk of unexpected or costly surprises allowing you to make your home purchase decision with confidence.
